Understanding Radon in Greeley

Local geology

Greeley sits in EPA Radon Zone 1, the highest-risk category, where expansive clay and sedimentary formations impact potential radon exposure levels.

How it gets in

Radon moves up through soil and into homes through foundation cracks, sump pits, and gaps around pipes.

Winter peaks

Levels usually peak in January and February, when houses are sealed up, so a summer test may understate your year-round exposure.

Neighborhood Dynamics

Homes near downtown and the University of Northern Colorado often have crawlspaces, partial basements, and additions that call for specialized radon mitigation strategies.

New construction

West Greeley’s newer homes aren’t immune. Tight, energy-efficient construction can hold radon in once it enters. Even brand-new homes in the same Greeley subdivision can have very different radon levels, so testing your own home is the only way to know where you stand.

Local experience

Evergreen RCS has mitigated homes of every age and foundation type across Greeley, from historic properties to brand-new builds.

Already have a passive system? Upgrading it is usually faster and more affordable than a new install.

Buying or selling a house?

Radon testing is standard in Colorado real estate transactions and usually lands in the inspection period with a closing date already attached. A valid short term test takes 2-3 days in closed house conditions, so it can’t be compressed. If you’re working against a deadline, say so when you call and we’ll tell you what we can do.

Your Radon Mitigation Questions Answered

Here are our most frequently asked questions regarding radon mitigation, but feel free to reach out if you have any additional ones.

Radon is the second leading cause of lung cancer after smoking, responsible for approximately 21,000 deaths annually in the United States. When inhaled, radon particles can damage lung tissue over time, and long-term exposure significantly increases cancer risk, especially for smokers.

The EPA recommends taking action when radon levels reach 4 picocuries per liter (pCi/L) or higher. However, there is no completely safe level of radon exposure, and the EPA suggests considering mitigation for levels between 2-4 pCi/L as well.

Radon enters homes through cracks in foundations, gaps around pipes and wires, sump pump openings, floor drains, and porous concrete blocks. The pressure difference between the soil and your home’s interior creates a vacuum effect that draws radon gas inside.

Radon mitigation works by reducing radon levels within a building, typically through a system called active soil depressurization (ASD). This involves installing a vent pipe system and fan to pull radon from beneath the house and vent it to the outside, where it dissipates harmlessly into the air. The exact design of the system depends on the structure of the home, the level of radon, and other specific conditions. Professionals may seal foundation cracks and install a collection system in basement floors or crawlspaces to effectively capture radon gas before it enters the home. These systems do not require major changes to a home and are relatively low-maintenance once installed. Additionally, some homes may employ other mitigation techniques, such as increasing ventilation with piping or an air-to-air heat exchanger to lower indoor radon levels. Once a system is installed, follow-up testing is recommended to ensure it is working effectively. Regular maintenance checks help sustain its long-term performance, ensuring your home remains radon-safe.

Yes, radon levels in a home can absolutely increase over time due to both environmental shifts and structural changes. While the uranium in the soil decays at a constant rate, the geological pathways through which the gas travels can shift because of soil settling, seismic activity, or changes in groundwater levels. Furthermore, as a house ages, new cracks in the foundation, gaps around service pipes, or the degradation of previous sealing efforts can create fresh entry points for the gas. Seasonal changes and updates to a home’s ventilation or airtightness—such as installing energy-efficient windows or new insulation—can also inadvertently trap more radon inside, causing concentrations to climb. Because these variables are constantly in flux, experts recommend re-testing every few years even if initial readings were low.

The cost of radon mitigation varies based on several factors, including the size and design of the home, the radon levels that need to be addressed, and the specific mitigation techniques used. Many mitigation systems can be installed for a few thousand dollars, with active soil depressurization being one of the most common and effective methods. Although the upfront cost can be a consideration, it is important to weigh this against the long-term health benefits and peace of mind that come from knowing your home has adequate radon protection. Additionally, homes with a radon mitigation system in place can often be more appealing to potential buyers, potentially providing a return on investment if you ever choose to sell your home. If budget is a concern, some areas offer financial assistance programs for radon mitigation in residential properties, helping to offset these costs.

Yes, any home regardless of age, construction type, or geographic location can have elevated radon levels. Radon has been found in homes across all 50 states, and neighboring homes can have vastly different radon concentrations due to variations in soil composition.

Active sub-slab depressurization (ASD) is the most common and effective radon mitigation method. It uses a continuously running fan to maintain negative pressure beneath the foundation, preventing radon from entering while venting accumulated gas outside.

Once installed, radon mitigation systems generally require minimal maintenance. However, it is crucial to conduct regular checks to ensure the system’s continued effectiveness. Fans used in active systems typically run continuously and have a lifespan of about five to ten years, depending on make and model. These fans may occasionally need to be replaced to maintain their efficiency in reducing radon levels. Regular inspection of the system to ensure that there is no visible damage to the vent pipes or seals and that the fan is operating correctly is essential. Monitoring the system’s readouts, when applicable, and conducting follow-up radon tests periodically will help verify that your home remains safe from radon accumulation. Professional inspections and servicing are recommended if you notice any issues or changes in system performance.
